Metal or shingles: what's different

On a cold week the snow sticks. On the first warm afternoon it can leave the roof in one sheet. Think about doors, decks, walkways, and parked cars under the eave. Snow guards help hold that sheet so it doesn't all come at once.

Re-roofing a cabin or shop

Cabins around the lake and shops on acreages are often exposed-fastener panel. The screws and the washers are what fail. A washer that has cracked lets a drip in at the screw, not at a shingle tab. Those screws need checking over the years. Say if the building sits empty all winter. A leak there goes unnoticed for weeks.

What changes the price

Pitch, size, and what's under the old roofing. A low shop with room to walk around it is not a steep two-storey house with a chimney, a skylight, and a valley. Rotten boards found once the old roof is off are extra. So is a lane too steep for the truck, or a drive out to Sorrento, Blind Bay, or Chase.
